The tenant will Pay the Rent, OR BE EVICTED.
The Notice to Pay Rent or Quit is a form notice used to demand the rent payment that is overdue and payable. You are legally alerting the that you're about to begin eviction proceedings against him if the default in rent payment is not cured within a set amount of days.
This type of eviction notice is often called a 3 Day Notice.
View the State Specific Notice Period Chart to determine the proper amount of days to cure the default in your state.The Notice to Pay Rent or Quit usually is enough to jolt a late tenant into paying the rent - (if he is able to). Many tenants will immediately call you and try to make payment arrangements to bring their rent current to avoid the eviction process and collection costs. That's great. Be sure to the make them sign a Promise to Pay form agreeing to the terms you'll allow until the rent is up to date. They will understand that if they default on the Promise to Pay, the eviction will immediately commence. The Urgent Late Notice can be used for the same purpose. Use whichever you and your attorney are most comfortable with.
This notice warns the tenants that their credit is also at risk. Hopefully, you have tenants who value their credit. This form should be legally served to the tenant, mailed certified and regular mail.
