It depends on if your rent is at the market max or if it is well below market rent.
If it is at the market max, then a small token increase would be in order like 2%. Otherwise it can range from 5 -10% or even more if you want to make the tenants leave or resentful.

Keep in mind, tenants who have been there for years without an increase can have their feathers ruffled by even a tiny increase, so try to be a diplomatic landlord.

Do you rent east or west? If east how much is rent is it cheaper to rent east or west.
