I charge $20 additonal per month and an additonal $100 on the security deposit for tenants with pets. I use the LPA Animal Agreement, take a picture of the "pets" and require proof/documentation that all pets are current on their vaccinations. If all of this is readily provided it is a "sign" you have responsible pet owner and pets; if not, be prepared to enforce the lease and either not allow the pets or don't rent to them.
