You have to cover the extra cost of your property insurance. I would also ask for a copy of their renter's insurance that specifically lists their pets, and charge extra on the security deposit. Also keep in mind if the dog bites anyone, your insurance will be the party sued....after all you are the property owner and have the asset, which is the property. Talk to your insurance agent before you rent is my best advice!
