I am assuming you are from FLA. It sounds like the landlord is not willing to work with you. Where you a problem tenant? Usually a notice to vacate has to be given by the 1st of the month in writing sent certified mail/return rec. If it is given in the middle of the month it is not valid until the 1st of the next month in your case July 1st---- 60 days---- sept 1st. Thanks for replies so far. No, we are model tenants. Pay 3 months rent at a time, a clean home, etc. I didn't mention that we are not leasing FROM the landlord directly, but through a management company ( It's a duplex) Perhaps the gentleman I spoke with was misinformed? It just seems so " having their cake and eating it too" Any other advice appreciated!

Gee, that was helpful! I'm not complaining about ANY of the terms in the lease.In Fact the reason I am in a quandry is because the lease says nothing about failure to give proper notice. Read my post in the future. If you don't like it, don't reply. Thanks to those who gave insight!

you need to contact someone local that knows the laws, but here's a few thoughts 1. pay rent thru 8/22 but vacate by 7/31; I'm quite sure that is not legal in ANY state 2. some states allow for giving notice at any time; not necessarily the beginning of the month; check what FL law is. 3. unless the peanlty is clearly stated in the lease agreement; this $100 "penalty" is bogus
