Make sure your tenants aren't living with mold.

I know this is a landlord site, but I don't support landlords allowing tenants to live with mold.

I have recently experienced a situation with a tenant who had been deducting costs for repairs from the rent. It is a violation of his contract and I have refused to accept his check.. He has answered back that I don't fix any problems.. and that he's now having health issues relating to the mold in the hall. I noticed the mold growing after a year of owning the house...I cleaned it with soap and bleach and it returned. I had all water downspouts drained away from the house, had a repairman fix all leaks in the bathroom and even raised and leveled the old 1948 ceramic floor.. the mold still returned in the hall.. then I had the old roof removed and a new one installed....the mold went away for a year and a half. Now it's coming back again...and the problem is that water is seeping between the wall tiles and the tub, and water is seeping between the tub and floor. This is going to be a major renovation.. even with treating the crawl space mold with bleach and a fan...I am hoping to evict the tenant since his 7 day period to pay the rent is approaching....Next concern is whether to redo the bath or tear down the house.....any comments?

    it's the tenants legal right to deduct critical repairs if you are not offering safe living conditions. Black mold can be fatal.

      I moved into a apartment in seattle I was there for a bout a month and I starded to get sick and I did not know why iwas telling people I was sick so this went on for a bout 7 months and then I was disoreiented so bab I was forgetting things I would lose my keys lose my bank card my id and these things kept coming up missing ing my place I could not hear I was snizzing a lot head achs blurred vision very ill and that's when I seen black toxic mold on the walls black toxic mold and then the landlord kicked me out gave ame a eviction notice and kept all my furniture I still feel sick and I am not thre any more could I sue

    I've been viewing these articles about toxic blak mold every mold situation is different but there realities that landlords hide behind I know about toxic black mold more each day I'm dying from it I know more when I have lesions that come over my body or say when I having my 6th boos taranfusion intwo years pneumonia 7 times or is it when I can't go in public because people stare at me or kick me out of the store I was paying $1000. A month when my landlords carelessness for not fixing a water leak for 2 months every one that says they been exposed to mold isn't always got some scam yeah u possibly uninformeds its I my blood stream it's sad when greedy landlords put the greed of money priority over human life this man orient existing of a landlord lack of upkeep on his property and made it my death sentence with gods will I'm going to get congress and legislation to make landlord test theirroperty so innocent people like myself don't die my life's not worth all the money in the world the treatment I need is $10000 a month I have proof of all this please join meant his fight at least let my death make a difference inur life guess what don't u realize I could be your Waite or daughter b the bill will be called black mold kills landlords that aren't responsible let's take a stand please I'm begging for your help get educated don't let me die in vain

I had know idea that mold was such a common problem. My tenant broke lease and moved out without any notice claiming that mold was the reason because it was effecting his health and asked for his deposit. I don't beleive that he is entitled to it.

I am so appalled at the attitudes of the "landlords" on this thread. I know it is an old thread, but I am sure people still read it. It is NOT okay to pass off mold problems to the tenant and it is certainly not true that mold poses little to no health risks. Ever hear of mycotoxins? Black mold is not the only mold that produces those. Become informed before you pass off another human beings claims of mold causing health problems as an "attempt to milk you for money". If you do not have the money to keep your properties in good order, perhaps consider not renting them to others.

I an my boyfriend have lived this house for rent for 4 months now. Cleaning & inspection was not done before moving in. We are a little behind but because of job situations & my health issues are getting worse in an out of the hospital. Also was told we have methan gas coming from basement. Our landlor will not take care of the problem. I asked multiple times for him to come check it out. The only times he comes is when he want the rent. I've already contacted my legal aid services closest by and I have the packet and have highlighted everything he has not done an what we need to do. Its a very hard situation right now due to money issues. We are currently looking for another place to live with no luck yet. Though I would like to ask, if it is proven than we do have toxic black mold (we had mushrooms growing through our carpet, black mold spots all over the carpet in the house, an have made some repairs ourselves because he will not fix them) I'm scared for his & my health but I would love to hear any input please!

I so appreciate this comment. Reading this is making me so sick. Sitting here discussing how to get out of something that possibly is making someone very sick, and a child at that.
I have been begging my landlord to check for mold since right after we moved in, because I started getting sick. Almost 2 years ago. Right after I started getting sick, my daughter got sick. Plea after plea she acted just like these assholes on here.
Well, now we finally we have discovered the mold, but guess what. My daughter and I both are severely sick, and even if we move miles and miles away from the mold, it will take much time to heal. Breathing problems, constant hives with blisters the size of a dime, our immune system is so shot that we are now allergic to everything under the sun. We can't eat dairy, nuts, glutons, well, pretty much anything that can trigger an allergy. My daughter is three by the way. But landlords, make sure you cover your asses and screw those tenants. Maybe you can get out of this one and rent it all over again. Makes me sick.
