w-9 requested by tenant from landlord?

My tenant has requested I fill out a w-9 so that he can claim the 2nd bedroom as a home office. I am not comfortable giving out my social sec#.....do I have any choice? I am not an LLC or Co.-Molly

I personally would ask him to fill out all the paper work soo that it is all ready to be mailed, then you write your SS # down and together you seal it then you take it to the post office. That would just be me now.

I checked with the IRS.gov----nowhere did I find that a residential tenant is allowed to claim a home office (much less YOUR social security #) from a residential rental property. Yes, a commercial tenant can claim it from a commercial property. For legal purposes, just say "No" to your tenant......

Your tenant can use the canceled checks of proof that he paid for the rental. He should also measure what percentage of the house he is using - but none of that is your business. I am an accountant and just went through an IRS audit and had my home office audited. I never heard of the bogus that your tenant requests from you. One of my renters said she claimed home office expenses, none of these weird requests for me either (neither would I have given it anyway).

A W-9 is an IRS form that a property manager (in a legitimate business) would request a property owner to fill out so that the prop. mgmt. company could send out an annual 1099-MISC form for income reporting for the property owner.
