The last post made me think of this question:

There would seem to be 2 ways to prorate the misuse and replacement of a carpet. Which do you use and why? I'm using whole carpet replacement as an example, so please don't comment on the issue of partial replacement -- didn't want to address the math issue (replacement SF as a % of entire SF) here.

1. Proration of the original cost of the carpet and installation. If an existing carpet and install was $700, and LL is replacing all carpet due to tenant misuse, but existing carpet is 2 years old, prorated cost to tenant would be $700/7x5=$500.

2. Proration of the replacement cost of the carpet and installation. If the new carpet and install is $1400, and LL is replacing all carpet due to tenant misuse, but exiting carpet is 2 years old, prorated cost to tenant would be $1400/7x5=$1000.

If you can't do math or do not want to I do not know what kind of advice you want. What do you do when the carpet is worn out due to normal wear and tear? Are you installing the same quality carpet or steping it up and charging the renter for it? Did the renter damage the carpet? Or is it simply old and worn out?

I charge pro-rateing the actual cost at the time, not what I paid for the carpet 2 years ago. Cost increase happens and we should not have to spare the difference. Court allows landlord to charge based on current cost. I know, I've done this.

I think it depends also on the number of years. On another LL site I've seen them use 8 years, not 7. I've seen a spike in charging for this lately with the economy being down, more management companies are charging this to tenants in order to keep deposits.

Every year that I buy new carpet the price increases for the exact same carpet. It has really gone up up up in recent years.

My carpet is almost always ruined between tenants because they bring in unauthorized pets and let them do their business all over the place. Right now I am dealing with carpet that is less than 6 months old and ruined. Tenants dont give a crap about anything. I dont think they understand how much carpet cost.

How did you come up with the 7x5?
