I don't think you are wrong to charge 339.06 for damages. Take a picture of the damaged one. Prepare a statement that reflects why you are charging what you are charging. Be prepared for tenant to move, or not pay the charge. The refrigerator will have to be replaced, if you do not repair the one that is there.
Is the agreement month to month, or a year lease?

Year lease. The tenant has been in the house for 6 months and I can't wait for the lease to end(I don't plan to renew their lease). They have been very hard on the house, late with their rent (twice), failed to put the water bill in their name. They were busted after I received the water bill...I advised them to put the water in their name or else.
