Most of these issues are readily apparent by viewing the property. They couldn't possibly have all come into existence since you moved in -- at least some must have been visible before you signed the lease. Why did you move into this place?

At this point, if you have documented all the problems with photos and written request for repairs to LL, and 30 days has passed since that request, you may abandon the lease and move on.

If you want to sue for compensation for physical health or other damage, you will need to hire a lawyer and he will get you prepared with medical evidence, etc.

Be more choosy in the future, you should take better care of yourself and your children than to rent a place like this. Slumlords exist and it looks like you found one. Report this one to your local health inspectors and leave.

Certain things were visable such as windows and small cracks; however I had no way of knowing about the leaks under the house and I did not know those cracks would open up to be 2 inches either. I took pics and made a list of things 2 be fixed, gave them to ll and she gave them 2 the man a few doors down she has fix things immediately after I gave them 2 her. That was about a few days after moving in. She promised to get things fixed but has done nothing. Codes and compliance came out and violated her on 16 things the other day and are coming back out 2day 2 check somthing else. I looked up the landlord tenant act and it says I can sue for damges caused by the landlord's maintenece issue.

Apparently, you can sue for damages, but what's your actual damage? Have you lost furnishings or time from your job to deal with the property problems? You have to quantify your damages specifically to sue.

I would say one point of damage is due to the leaks underneath the house my very first water bill was 758.00. Woke up one morning to my daughter trying to wipe the water from her tv that got burnt out because it rained while we were sleeping and water ran all down her tv(that's how I first found out we still had leaks in the roof) and there is more. Now as I said certain things were visable but also fixable, then I find out certain things have been reported but patched up so no one could notice it. A lot of things were misrepresented with this house and I believe they already knew. They told me when I signed my lease the house was electric and water but it was not, that was found out 2 days later when she sent an electrician out to see y the hot water wasn't working that it ran off gas, I was told central a/c but when she sent hvac 2 see why no cold air they said no a/c unit and showed me where it would sit if 1 was there, and the central heat and it runs off gas and showed me where the gas line ran. So this house was also misrepresented.
