Im not really sure why you would require a tenant to have renters insurance..??

If your roof leaks and damages the tenant's sofa or computer, who do you think the tenant will come to for a new computer and sofa?
Renters insurance is very cheap and cobvers the tenants belongings for damage, theft and loss as well as lodging in the case of unhabitability.

LPA's Lease covers this well.

    All you need to do is put in the lease that the LL wont be responsible for personal property damage and that the tenant must carry renters insurance.
