FYI, when I have a tenant who is renewing the lease for another year (and particularly if I'm raising the rent), I'll clean the carpet myself (I use my shop vac, but you can easily rent something). If gets me in the place to look around, keeps the tenant happy (particularly if I've raised the rent), and ensures annual carpet cleaning of the carpet between professional cleaners.

I always install tall shag carpet. When it starts to look bad I just run a lawn mower over it and weed eat around the edges before I put the shop vac to it. Sure saves on new carpet.
