Cockroaches - Landlord Forum thread 193652

I have rented in this particular mobile home park for 6 years. No roach problems in all these years. The nasty people across the street moved out a short while ago and I think that may be where the roach came from. I live in a double wide and it needs to be sealed (which I have made requests for fixing the gaps under the doors) better but our landlords are extremely lazy on fixing things around here.

I called my landlord and she acted like she could care less and said "Well, I don't think that's our problem." I told her that we rent, we do not own. We are not responsible for that bug being in here and she said someone would call me tomorrow morning.

Who is financially responsible for an exterminator? I am terrified of cock roaches and this potential problem needs to be fixed before an infestation occurs.

I never understand why every tenant who has roaches expects the landlord to call an exterminator when it is possible to buy a can of spray from Walmart. It is not the landlords job to delouse your rental, nor is it their job to buy you a can of air freshener when your place stinks.

The previous poster wasn't very polite. However, since you live in a detached single family residence, it is probably not the LL's responsibility to treat for pests. LLs are responsible for pests in multi-family properties (like apartment buildings). Your trailer touches no other tenant's living quarters and you have not had any pests for the last 6 years that you lived there. You can check your state laws, but he may not be responsible and you may have to treat it yourself. Good luck.

I wouldn't necessarily assume it's from the neighbors. You can get roaches from the grocery store or a visitor could bring one with them when they come by to say hi. My sister came by one night & I slapped the crap out of her, she had a roach she carried in on her back, she wasn't happy I slapped her without warning. But my thinking was the best cockroach was a dead one irregardless how it met it's demise.

Just curious -- do you rent the MH or do you own the MH and just rent the spot? Earlier poster is correct -- I would bet that your residence falls under the SFH guidelines which makes the tenant responsible for pest control (theory is, the tenant is is complete control of the living environment since no wall adjoin another residence). You're doing the right thing, doing your research on this -- be sure to run a google search and see if anything clarifies this.

If the LL is really not responding to the requests for weatherstripping at the doors, you may just want to pick up some inexpensive weatherstripping at a big box store and install it yourself -- takes minutes and you'll more than recoup the expense in savings on your utility bills.

Cockroaches are most likely to be the tenant's responsibility. Just as bedbugs are more likely to be the tenant's responsibility. You need to address the real problem, which is empty or unkept trailers.....

The roaches didn't come from across the street and go into your house. You invited them in with your living conditions.

Odds are, there were ALWAYS roaches runing around your place. They just recently decided to come in.

Clean up your place, get some spray and some roach bait.

the key words here are "the roach"

so the tenant has only seen ONE roach, we're not talking about an infestation here

this is why the owner blew them off, plus the apartment was delivered bug free, and that is where the owner's responsibility ends

i had one tenant call me in a panic because there was ONE fly in her apartment (of course, she had opened her window & screen, and that is how it got in)

this person's single roach probably hitched a ride in something brought in from outside

but if they are paranoid, here is the solution: go to walgreens, buy a tube of Combat Roach Killing Gel 1 for $5.99, and apply as directed
