Thanks for the responses! I thought that clause was too good to be true and I wish I remembered where I read about it. However, I may take the advice to call a local eviction lawyer and get professional advice. Thankfully, I am in Orange County and not in one of the super-liberal CA cities. But, even in OC, the courts are really protective of the tenants' rights . . .
