I'd have it removed now and collect from tenant now for repair cost of any shingle damage. Don't wait and take it from the SD because who knows what kind of damage they'll do in the next 11 motnhs -- you may need every dime at move-out!

Does your lease include language that satellite dishes are okay but must be installed per LL instructions (on pole or concrete-filled bucket in backyard)? If not, it should; that way you remember to go over this issue with tenant when signing up.

Thank you for your advice. I had already told them over the email that they need to pay for this repair, but I didn't tell them that they need to pay for it now. How do I collect for this? Do I need to have them sign something before I hire a roof guy? My lease didn't say anything about the dish installation, but it has a cluase saying that consent is needed for any alteration. I will definitely add this clause in it.

    Your lease should say alterations are disallowed without prior written consent, and that costs to repair such damages are due and payable immediately as added rent. The LPA lease has this verbiage. This means if they don't pay, they are late on rent, and you know what that means. Also, amend your lease now or in the future to add info regarding installation of such services as OK LL has stated. That's what I have. No satellite or other service may be installed in any manner that alters my property. Dishes must be installed out in the yard on a pole.

    Send them a bill for the repairs and indicate on the bill that it is payable on the next rent cycle. Then, if you receive only the rent $$, apply it first to the outstanding bill, then to the rent, then send them a friendly reminder the next day that there is still $X due on the rent and it should be paid within 24 hours. If no payment, serve the statutory P/Q and continue to eviction.
