If I do charge the tenant a cleaning fee, I'm debating whether or not to tell them that I cleaned it myself or to just tell them that I had to hire someone since it was so bad. I'm wondering if they might complain if I don't actually have any expenses to a cleaning service and/or also argue about the amount that I charge.

No need to tell them anything, whether you did it, or paid someone. You may have/want to put "6 hours @ $40", or "$250 per lease pargraph 37", or something like that. Sample. No need for anymore detail. Deposit amount $1,000 Cleaning fee ($250) Amount Returned $750

the cleaning fee is the cleaning fee no matter who does the work. the vacating tenants do not need to know who did the cleaning. your itemized list of deductions to them simply has to list the cleaning fee. if you are acting as your own property and/or maintenance management company, you are certainly entitled to the materials/labor fees! save all your expense receipts and make receipts for all your labor fees to keep with your tax documents. good luck in your biz and value yourself and your work.
