What an ironic post. Just yesterday a tenant emailed me saying she had lost the lease and could I make her a copy of it. She needed it by Monday morning as she was meeting with her accountant to do her taxes.

My printer at home is down and I'm waiting for a replacement part so I drove to work and made her a copy, then dropped it off at the house.

Was I "legally" required to do this? No.

Sometimes it is OK to do what is right and what is good business without wondering if we have a legal obligation. Simply ask yourself, was it good business, was it right to do? Someday you will be asking the tenant to do something. Do you want to hear from him that he has no legal obligation to perform your simple request? Or, would you expect a cheerful compliance?
