I always take pictures of the apartment when I do an inspection as well as document everything in my own annual inspection checklist. Everything you just said is exactly the condition of my apartment. She has a new baby and a four year old child and I was sickened by there living conditions! I absolutely could not live like that! It's disgusting, she's a pig. I guess you live and learn. There are no guarentees with being a landlord, it's much more difficult than people think.

If there is filth and neglect in the place, and terrible living conditions, call Child Protective Services or whatever it's called in your neck of the woods.

Also, see if there is anything in the lease or rental agreement that would give you the right to boot her out, legally, before the end of the term, and do so!
