Melissa, since no one has pointed this out I will add these observations. Apparently you had not inspected the place since this PITA moved in, over a year, and were therefore completely blindsided by the condition of the place. Aren't you aware of the need to perform periodic inspections of the property?

Why did you feel it was your job and your dime to clean up the freaking mess your tenant created? Before you wasted your time on being the cleaning lady for your tenant, did it not occur to you this was WRONG? Why would you waste your time cleaning up the crap done by this PITA family? Where is your common sense?

Why did you not report the filth and damage to the S8 folks? Why did you rent to S8 in the first place with a brand new fridge? You must be a newbie LL.

Yes I agree. That was the reason I started doing monthly housekeeping inspections. Maybe it seems excessive to some LL's, but thats just me.
