You violated their rights by removing locks and doors. If you do not want them living there, terminate the lease. You can lock out the basement, but who cares as long as there is no extra occupants there.

It's not your job to keep people from sleeping in the basement. If someone dies, it's not your fault.

If the town code says no bdrms in basement and the bedrooms were not there when I rented it to them I still violated there rights? I was going to removethe "bedrooms" I think I will lock up the basement

I just had this happen to me. When the fire department came to do their annual rental license renewal inspection they failed my property because she had the kids sleeping in a walk-in closet and her bed was on the 3rd floor unfinished unheated attic.

They were told to correct it and I had to pay $100 for a reinspection later that month. It also failed for "trash & debris" which was the tenants personal property all over the back yard.

    You have subpar tenants.

    How many bedrooms does it legally have? How many did they set it up as? You probably have too many people for the living space.
