You can verify the info that the prospect gave you. Most employers will not share personal information unless you have an authorized employment verification form signed by the tenant. I usually just ask them to verify IF the person IN FACT works there. They usually will give you a YES or a NO. Then I ask if it looks like he or she will continue there. If the person knows the prospect, they'd be able to give you an enthusiastic or unenthusiastic idea. what can you ask their current landlord?
You should see the LPA's "Landlord Reference Qualifier" form. I enjoy using it. can i charge for this?
Yes. You should charge a non-refundable screening fee for every application you arte going to spend time for. The LPA Rental application provides for it and if so and they are not approved do they get the money back?
You should return their deposit, but you may elect to keep the non-refundable screening fee.
