if there is one thing I learned on this thread, is that the landlord is a tight wad. imagine if the tenant has children, it is 100 degrees, and the AC stops working. First, put yourself in their shoes from a moral standpoint, if any of you knows what that means. it becomes a liability issue which will lead to a lawsuit that the renter will win. if they have medical disabilities, and you are aware of it, then it becomes a liability. If you rent the place out, then fix it. If an AC repair company takes 7 days to fix a problem, then fire them and find someone who can. Any reputable dealer will have the AC running in 1 day max. Sounds like a bunch of tight wad landlords cheesing out on the tenants and trying not to spend money.

Good answer Jim. I am currently a tennant in south Fl going on my third day going without a/c, this is inexcusable! I have worked for multiple airconditioning companies and I know that I could have this repaired on day one. The people who say it is ok to take 1-2 weeks to repair are just insane! THIS IS FLORIDA! Most a/c companies have a service tech on call 24hrs a day and will install a new system next day. I really dont understand where people get this 7-14 day idea from, maybe you should try a more reputable company.

    Thank you, Jim! I am in hot Florida and I also take care of my elderly mother. We are burning up in here. It is a big double wide and I have loved it here but my landlord is driving me crazy. He had his tech guy come to fix it and it has broken about 5 times now. It is going on a week with this!I think the LL is just cheap and doesn't want to repair it properly and is trying to patch work fix it and it is NOT working. All these sleezy propery owners make me SICK! If it was your family burning up, you would respond differently. SCUMBAGS! And you don't want to give the tennant any credit for the time they were in burning Hell? C'mon...with that cheap ass partial credit! I say to the tenant MOVE!!! And don't look back!

Thank you Jim. My son and daughter-in-law had their a/c go out Sunday. They immediately reported it to the landlord, who in turn called in someone to fix it. He came by, replaced a part then left. AC stopped working within an hour. Called the landlord again, guy came the next day, said it needs a new inside unit. Landlord said she has one in her backyard that she will have installed. It was supposed to be delivered and installed yesterday (Wednesday). Showed up today about 2, someone was to be there in 45 minutes, never showed. The 'repairman' is not answering their calls or texts and neither is the landlord (after telling them that her son is also without ac and it's not that bad.)
Here's the kicker:
1- she never fixed the screens so they can't open most of the windows without the house filling with flies and mosquitoes
2 - both my son and daughter-in-law work and someone has to wait around ALL DAY for the repair guy to show up, then he doesn't.

So while they wait around in the sweltering heat for 5 days now, losing income, the landlord is ignoring their calls. There ought to be a law.

I am in this situation now.. our landlord keeps using another business owner of a horrible AC company for 10 days now.. our air has been on for a day then break again.. I pay 1500. A month for rent and also fix lots of things ourselves and dont ask the landlord for anything. . Now this is going on in 90 degree July weather and he is not calling another company to fix it either.. I also have animals to worry about in this heat too.. I also have health problems and because of spending so much extra money on hotels and eating out all this last 10 days now I cant afford to stay anywhere else.. I feel trapped while the landlord lives in his 1 of his many houses and he doesn't want to spend money to help his tenants for almost 3 years now.. I dont know what to do..

How is the landlord a tight wad? He fixed the unit. You must be a renter. Only someone who doesn't own anything would say something so ignorant. People assume because you own something, that you must have money to throw around. Owning property doesn't mean you are rich and can afford to fix something as expensive as an A.C. unit. It means you have enough courage to take a risk and own a 2nd property, when things break it is stressful. And you might need a week or two to put the money together. Heck, I own three properties, and if my A.C. unit went out, I'd suffer for weeks trying to get the money together to fix it. If it were one of my rental units, I'd make sure they had it working sooner than if it were my own, but it would be a big hit. If you don't what your talking about, shut up. My advice, don't credit them, they sound like tight wads to me. Maybe you'll get lucky and they'll move and you can start over with tenants who are not pests.

    First of all if I were a landlord I would make darn sure I had money enough to cover repairs of such kind before getting involved in this type of business. Secondly, yes there are tenants out there who abuse and destroy and should get the boot. Thirdly, there are landlords out there who continually ignore any type of request. Case in point, my daughter rents with 3 little children. She is a good tenant and can't afford to move. Her kitchen sink backs up and has to take the cap off a pipe outside her kitchen window to let it drain. It stinks like death and gathers flies outside her front door because that is where pipe and front window are. The landlord says no septic tank people will touch this job. Our question is why? She has now seen rats outside. Who helps the tenant? Also, if you can't be nice in your response then don't respond instead of telling someone to shut up. My mother taught me that wasn"t a nice thing to say.

I have a similar situation. My Ac went out and I informed my landlord Wednesday and it is now tues and all I keep hearing is they have to order the parts. He has been nasty as all get out saying what you want me to do. You can move. If I had the money I would. I believe it is his responsibility to fix it in a timely manner. 1- how much time does fl law allow in sweltering heat . It has been 103 degrees all week long and I paid an associate 30$ a day to stay with her for my daughter, grandbaby and self. He's telling me he doesn't know when it will get fixed? How would you handle this? Someone please help me!
