Are you kidding me???

"Assume the rental process was done verbally and no contract was signed."

After all you've read on this forum, you can ask that???

How about doing things face to face AFTER a thorough background and credit check, and how about having a written contract IF the applicant is approved?

How about getting proof that the utilities ( i.e. electrical) are in the new tenant's name BEFORE you turn over the keys?

...and just for giggles, how about doing a walk through before the tenant moves in AND taking pictures of the place with the Tenant in the photo?
