I can not believe how many landlords here who have never short changed the IRS. There is a larger question here with your applicant than how large her tips are. It is highly unlikely that she will be living alone. Look for a children to materialize along with a boyfriend recently released from prison.

Yes. That is a good point. Find out if she visits her boyfriend in prison and if there are children involved. While you are at it, have you asked about pets? I would also do a criminal background report.
