I had a problem like that what I did was sit the two together in my office like they were little kids in the principals office and told them either they both had to behave and be civil with one another or they would both be kicked out. I eventually later on when they both settled down, moved one to the other side of the complex. Now the one that stayed behind is stalking the one that moved by driving past his apt. Geeze some people are just crazy.

In a SFH, you can let them fight. They will break stuff once in a while, like windows, doors, holes in walls. Eventually there will probably be domestic restraining order, then you will have a good mess.

In a multifamily, it impacts your other tenants. They must be removed immediately.

So, just get rid of them as soon as possible, before they do damage, like this week. I do not tolerate fighting.

You can look at the lease. Make sure it says "jointly and individually responsible". That means if one moves out, the remaining parties still must pay the rent. I'm not sure what the best way to remind them of this clause is. Also, search for a "Roommate Addendum", which will help you move in one roommate when the other moves out.

I don't know if you should get involved in their matters, so long as they pay rent on time and don't damage the property. Looking forward to hearing from others.

Are these tenants cohabitating or living in separate units?
If they are living together they and have become a nuisance to you and others in the immediate area serve them a cure or quit.
I have a women in a unit who also does not get along with the rest of the house community I too issued her a cure or quit and she is now the most quite tenant I have. Not a peep!

Do you mean fighting like fist fighting and damaging things? Or do you mean squabling? If its the latter who cares as long as you get the rent and they don't damage anything. If its the former get them out quick.
