I have good tenants too. I raise the rent at least $5.00 a year. My expenses go up also. The following year I don't want to hit them with a larger increase. My tenants understand and thank me that I didn't hit them with a huge increase.

Just raise each year by a small amount. $5 - $15/mth. Whatever keeps the rent in line with market, the condition of the place, and your increased costs. VERY doubtful anyone will move for that small amount (esp in NYC). The cost of moving itself would be more.

Much better to raise the rent every year by a little bit than to get further and further behind with your increased monthly costs and the market. Then you would have no choice but to raise the rent A LOT and they will move out.

    Agreed. If you don't raise rent by anything, then when you finally do you are guaranteed to lose tenants. If you raise by at least a small amount, it gets tenants in the right mindset to expect a rent increase.
