Good advice given. I'll add to that -- don't offer a grace period unless NJ law demands it. Grace periods tend to confuse tenants like yours has, tenant comes to believe that because there is no penalty, the rent is not late; that's completely wrong -- the rent is late the day after it is due regardless of grace periods. Grace periods just determine when a penalty attaches. And in 15 years of LLing, I've never seen a tenant NOT abuse the grace period, so I stopped allowing it a few years ago and now 98% of my tenants pay on or before the due date and the others pay the LF. I warn everyone at sign-up that they have to mail it 2 days in advance so it arrives on the due date or hand-deliver up to midnight on the due date. P/Q notices are posted at 6:30 a.m. on the 2nd.

From what I have read, NJ Law requires a 5 day grace period. But I can't find any guidance on what that means.

So in other words you're illegally making your tenants pay rent on time and denying them their grace period as allowed by state law. Nice move, dick. You know some people have obligations and reasons for paying their rent in that 5 day period. You are basically being greedy and saying their life's necessities must be put on hold because you want to be greedy. Try being a little less selfish, it will go a long way. ;)

Who the F are you to change the law. 5 day grace period is the law and NO ONE can change it.

NJ law does require a grace period... 5 days that do not include the weekends and holidays.....Check tenants rights book..... You are stealing from your tenants....!!!!
