They are not abiding by the terms of the lease. They have broken one of the terms of the lease They need to get out. Did you serve them with any notice to immediately cure or quit?

No. But I'm going to send one tomorrow. Minnesota doesn't require a cure or quit notice to be sent but I'm going to send them on anyways; giving them seven days to pay up or I'll start the eviction process.

what if tenant had been paying but there was an unkown water leak that caused a high bill and the tenant was un able to pay that bill and the tenaant just went a head and fixxed thje problem and didnt bother the landlonrd what then/ the tenant is on a fixed income and the bill is two thousand dollars is she responsiable for ot if the leakage was behind the bathroom wall and not her fault
