no matter if short sale or foreclosure (which is probably coming) the new buyers could demand before closing that the property be vacant - be ready for a 30 day notice.

The tenant has 6 months left on his lease. The new buyer can demand a vacant property but the owner would have to provide and economic incentive for the tenant to leave. And, the tenant is at liberty to refuse it.

That is just 100% incorrect. If there is a lease that extends past the sell date they can't require any such vacancy. When you buy a leased property you assume the lease with it, until that lease expires. That's pretty much property ownership 101.
