You may want to make an amendment or whatever to your rental agreement stating that a MW is provided for tenant's use but will remain in the unit when the tenant vacates. Be sure you note the make and model 3 and take a picture of the MW, both inside of it and the outside.

It's a good thing to provide this for good tenants, but be sure you CYA.

In about ten rentals of varying price points and quality in two different states over a 15 year period (yes, I've moved a lot), I've never had a microwave provided by the landlord that wasn't a built-in unit.

I have more tenants leave microwave ovens than take them. I don't provide them, but when a tenant leave one behind, it's costs money to disose of them. Good tenants do not leave behind garbage.

Sorry to hear about your bad tenants.

LL Tip: Next time, get better tenants.

I generally have good tenants. I have one I took in against my better judgment in 2009, that I just evicted. I used to be a section 8 LL, lots of stuff left behind from those tenants.

With 24 units, you are bounds to have some that are worse than others. When you are buying properties, you get tenants and stuff left behind.
