They make mircrowaves that attach under the kitchen cabinets. That makes it seem more "permanent" and attached to the kitchen like a stove or frig.
If they are good prospects I would probably do it. It's a small cost. If they take it well then take it out of the security deposit when they leave. Keep the receipt of whatever you buy.

I made the decision long ago that I would not install a built-in unit. Prospective tenants know that it does not have a microwave before making the decision to sign a lease. If a prospect must have a built-in microwave, folks are free to not rent the property.

You are exactly right. Never do anything to make your place more appealing. Let is stand empty until you find someone who understands your uncompromising position. That will show them.
