I generally have good tenants. I have one I took in against my better judgment in 2009, that I just evicted. I used to be a section 8 LL, lots of stuff left behind from those tenants. With 24 units, you are bounds to have some that are worse than others. When you are buying properties, you get tenants and stuff left behind.
