Not only do I provide the microwave, but I also provide and set up the internet router ....both of which I expect the tenant to take with them when they leave.

Both items are cheap and make the tenant happy.
In the case of the router..it is set up for their very exact use...no one else could use it anyway. The microwave is so cheap and it is a nice touch.

On the other hand, you've indicated in earlier posts that you don't have much turnover. With itinerate workers such as described by OP, the cost goes up exponentially to provide every tenant who comes and goes with new microwave -- and they aren't a couple of bucks no matter what anyone says, they're at least $75 and I don't gift each of my tenants $75. If I wanted to do that, I'd just reduce the move-in costs.

    That is true.

    My tenants are the kids of wealthy families, and the tend to stay till graduation (4-5- years).

    last microwave I bought ..got it for $40.
    And, I make it a point to put in the lease the replacement or repairs are not my responsibility.
