After years of dealing with this sort of thing..and never getting paid for the time, key duplication, or my maintenance guy to deal with it...I finally...

put a copy of every key on file with my friendly local locksmith.

The deal is...he will make a key, and whatever else the tenant needs...and the tenant pays him straight..I am not in the middle.

Each tenant has a sticker on the lease for his name, address, phone number and emergency number.

If the tenant calls me..I tell them to call the locksmith.

I don't care what he charges..not my problem, not my issue.

I am doing the same, Katie : it looks like they will continue to loose their keys until they have to pay to have it : then, they will take care. money is the best teacher.

Replace your door knob lock with a locking deadbolt. That way your tenant can not lock himself out. It's that simple.

I have both...door knob and dead bolt on all the doors. All rekeyed to accept the same key.

What do you suggest I do if it is a owner occupied two family home? I understand forgeting your key the 1st time, 2nd time I understand a litte. But the 3rd time. Your just plain dumb!!
