Just put it in your leases that your labor rate is $xx per hour for any repairs, and have them sign the lease. That's how I do it, never had a problem. Then just keep track of how much time you've spent on each item, and bill their deposit for it. If they sue you, the lease combined with the tasks you completed should hold up in court just fine.
