As stated earlier, the tenants need to call the police, not you, if someone is firing a gun and in a domestic dispute. I don't get that the tenant (supposedly yours, who you screened) has spent jail time and you didn't know about before now. Do you not screen rural tenants?

I did a credit check, but not a criminal background. This is a lesson learned. It won't happen again.

    Do you not at the very least have a question about being convicted of a crime on your application? You could evict based on false information about criminal history pretty easily.

      No, I used the LPA Rental Application and it does not ask that question.

    What if this tenant was/is a sex offender? You need to do everything possible to move this tenant on down the road. You have failed to screen your tenant for criminal background and have put your other tenant and the neighborhood in danger. Would you like this gun toting, short temper tenant living next door to you? Contact your local police force to see if they can help. Is this tenant on probation for some criminal offense? This is your liability for poor screening, correct it before something bad happens and you are held responsible.
