If an applicant comes up with a doctors letter saying he is handicapped in some way or that a water bed is therapeutic, you may have a problem refusing them.

OK, so it is illegal to use this in my criteria? Or I can use it, but I have to accept the waterbed if a doctor's note is produced?

    If the tenant insist on a waterbed there are a dozen other reasons you can use to deny the application. Poor rental experience, insufficient income, low credit score, too many occupants, too little time on new job, girlfriend with not credit or income, criminal record, has a pet and so on. Remember, a credit score minimum is whatever you want it to be.

    It is not illegal to use it as your criteria.
