The easiest way to get around this is to never say you refuse Section 8 because they can get you for discrimination; I tell them I'm not set up for it and need to rent the home asap and can't wait the 2-3 months. Also the home is only 2 bedrooms and I don't have to rent to more than 4 people and usually they are trying to cram in 5 or 6 or more. Even easier is when they fill out the application; in my case the govt doesn't cover the entire rent and they offer to pay the difference, so I tell them I am hiring a lawyer to conduct all background checks and credit checks and as soon as they hear this you never see them again.
