Re: Can we refuse Section 8 tenants? - Landlord Forum thread 331705

Re: Can we refuse Section 8 tenants? by Anonymous on March 3, 2015 @16:13

to those who love to catagorize section 8 tenants.
I am a section 8 tenant in NJ. I am a raw vegan, educated, and no children under 21. In 2013 I rented a apartment from a man I didn't realize was a slumlord. long story short I was attacked by two vicious dogs owned by another tenant and I now am disabled and on section 8. I'm now low income and need the states help to pay my rent in the worst vile section of town you could not even imagine. I only tell my side in hopes that if you are on the fence about section 8 you will reconsider and look at the individual story. And As to not wanting the govt. to control what you do with your house, a good man needs no laws, beware of anyone who does not want a inspection of the home they want to rent to you, section 8 makes sure there are no visible vermin, holes, electrical issues, ect. If you can't pass a simple section 8 inspection, you DO NOT want to rent that apartment. the section 8 process is a 10 minute inspection once a year for your protection and the tenants. please landlords do not look for cheap legal advice from a forum. You can tell how ignorant some people are by the "tone" of their conversation with others on the board. I am still hoping to find a safe, clean, place to live in peace and hopefully have a garden.

I agree. There are some really ignorant people on here. They keep stereotyping and all I keep hearing are welfare this, lazy that. I work in the medical field and I'm not n welfare, I pay my taxes just like the next person. I have a pretty decent credit score ( 688) I pay my bills on time, but yes I do have a housing choice voucher. I live in a county in Maryland that was the richest county in America 5 years ago, so my point is that it is impossible for me to afford full rent where I live at. It's people making 100,000 a year and struggle. So please people get to know the applicant don't be so quick to judge just because they have housing assistance.

I bet you that many landlords that want to discriminate against people that benefit from Section 8 are the 1st ones to get government assistance. It could be in the form of the government refunding the money that they paid in interests to the bank or some kind of government credit (welfare). In the end, not paying for something is the same as getting money. They are just hypocrites.

No. you have no basis for your argument. I accept section 8. I have found them to be the most troubling tenants. Broken cabinets, cigarette burns on vanity, counter tops. One tenant use the counter top for a cutting board. another refused to allow an exterminator to treat the apartment; totally unbelievable, breaking rules at will. The ratio section 8 tenant to those who pay their own (compliant to non-complaint to rules) is incredible. That is why landlord in protected states run credit and background checks, to weed out the (more often than not) problematic prone Section 8 tenant.

1- It sounds like you don't check your applicants 'rental' history, and I don't mean just the renter's last landlord. If the applicant is a problem tenant, obviously his current landlord will say anything to get him out of his unit.

2- Your comments make me think your place is a dump to begin with. Do you secure appropriate security deposits? Do you do a complete walk-through with each of your tenants with photos?

"Problematic prone Section 8 tenant "? Be careful. You're skating on thin ice on the discrimination pond.
