If you want her out, you must do it LEGALLY by following the LL/T laws of NJ. Read up on them. If the T is MTM, then give her a minimum 30 day notice to be out by May 31. Then follow your eviction laws if she is not out by June 1. It is extremely hard to evict anyone for anything other than non-payment of rent, or being a holdover T after you have terminated the lease. No matter how bad they are tearing up the place, or how bad you want them out for whatever reason, you must do it LEGALLY. They could be in there for months until you, the LL, do everything right. If you don't know NJ LL/T laws, then hire an attorney who does.

Well, when you bought your stepdaughter out--or BROUGHT her out as you say--you should have made it a condition of the purchase agreement that the house be vacant. Now if the tenant has a lease you will have to honor the terms of the lease.
