This is bad advice. Why not just tell the truth and say you do not rent to anyone will an open felony case pending?

I think it's better and safer than denying someone just for being arrested but not found guilty (yet).

If charges are dropped two days after they turn the app, fine, then proceed, and approve if everything else checks out... and if not, no one wants to rent to someone who's going to become a convicted felon at some point during the tenancy, possibly get fired from their job and disappear into jail for X amount of months.

      I disagree. If you define "criminal background" as having been convicted of a crime, then by having a case pending and stating he has not criminal background is not lying.
