      I'm stating that experience tells me that damage caused by tenant's negligence is chargeable to the tenant. Don't need a law degree for that. If OP's lawyer told him to take a pass on charging the tenant for her negligent damage, that attorney is either not competent or is not familiar with this particular type of law. Either way, my advice stands -- OP needs to kick the atty to the curb and handle this himself.
