Nolo Press California Rights and Responsibilities book.

You need to give them a written notice of their right to an initial inspection. The notice must include their rights. This notice is included in the above book.

They may waive this right. You can't do the inspection any sooner than 14 days before they move out, but this is your time to give them the option to have an initial (pre-move-out) inspection. I'd also send this with delivery confirmation.

Your delivery confirmation is all you need. No need to get an acknowledgment. If they are not out by the move-out date, you serve them with an eviction notice. Don't accept any more rent.
