For future rental agreements/leases I would be more specific. I make sure mine reads no smoking in the property or in the garage, and then further specify where outside it is acceptable to smoke (should they have guests or decide to take up smoking).

We have similar statement in our leases. "Do you smoke" is also one question I always ask in person during prescreening and we do not rent to anyone who smokes, even if they say they only smoke outside. I like to ask the question rather than just say we don't permit smoking as I have found most people who smoke will at least admit to smoking outside as they probably think that would be acceptable. From past experience, in rain/snow/cold weather, I have found outside smokers go inside and pretty soon they forget about going out.

Yes, I will be changing it so it specifies the garage. To me, it seems it would/should include it, but since it had never been an issue before I didn't give it any thought. Not that it has come up, I will be sure to spell out that the garage is included it that rule. I will also probably start asking people if they smoke or even just assume they do and ask where they do currently...like I have seen mentioned with pets...asking what kind of pet do you have rather than do you have pets.

I grew up with both parents smoking in the house and have always been able to detect the smell and been bothered by it, makes me pretty surprised that I didn't notice it during the pre-move-out. I'd say it has been going on through out the tenancy based on the pile of butts out the garage's back door. I think the unfinished wood of the rafters will be the hardest part to get the smoke out of.

Lesson learned here for sure.
