If you're on a crawlspace, you need to check underneath the house. I had a similar problem in the corner of my livingroom and it turned out to be a pinhole in one of the pipes running under the house, spraying water upward on the underside of the subfloor and leaching into the hardwood floors. It is not a high traffic area, so I have not had to replace the wood.

I sand and refinish my own wood floors. Check local listings for someone to do the refinish. Let the professionals finger in the new wood and hire a semi-professional to do the sanding and poly.

Forgot to mention, I would charge all this to the tenant if it turns out to be caused by overwater plants, etc., but if not, it's all on the LL.
