I find this confusing. How is it that the tenant moved out at the end of February, but you have not done a move-out inspection yet, almost two months later?

I agree with you, Becky. virtually 99% of all LLs get into their rental property within 1 week of a Ts moving out. This LL REALLY messed up. Now he's going to pay for it. I'll bet he will start reading up on his state's LL/T laws, and MEMORIZE them from now on.

    1 week…Shoot I'm in mine within 1 hour of getting the keys back.
    Always go by and double check windows and doors. Not unusual for a tenant to leave a window open or unlocked.
    Next day pics and move out inspection.
