yes, that is why I haven't responded yet.

As for the shed, well they actually moved in a few days earlier than expected. I just had surgery, and live out of town, and with their early arrival, it wasn't totally cleaned out. As I was showing them the house, I told them there's some stuff in the shed, that they could throw it away. "NO PROBLEM!" they said. There's just some random junk, about a garbage bag's worth in there. It would take 10-15 minutes tops. It's not jam packed with crap.

Bottom line, they regret signing the rental agreement - found somewhere they liked better and cheaper. Don't discuss with them a lot of extra stuff.

Your property is not ready for the tenant, the electrical light switch and the junk in the shed shows that you are an unresponsive landlord. The internet/cable should have been presented when you showed the property. No wonder that the tenants continued to look for a better place where the landlord was more interested in providing a great rental and not refer to the rental as living in the swamp! Just my opinion, but you failed to deliver.

    The cable/Internet should be presented??? That's a luxury not a necessity. The tenant should look into that himself if they want need either. It is nice if told but in no way the landlords problem.. You probably think the landlord should tuck the guys kids in bed too. They are adults renting a home not kids. Remedy the light switch and the shed as well. The tenants rented as is with the shed but to keep the peace just do your part.
