Text and email may or may not be "legal and proper" in your state. It all depends on what your state's LL/T laws say as to how proper notice between LLs and Ts should be delivered. You should contact an attorney today that knows LL/T laws, to find out if your service is OK. If it's not , you need to do it correctly-----probably by sending a letter out both reg. and certified mail. If you have to do this, a new ending date of June 30 should be put in the letter.

I agree with G, but even if it is legal - people seem to have much more respect for a written letter and I would always send something like a notice of non-renewal like that.
I do offer my renewals (asking if the tenant would like to renew by e-mail & discussing when to sign etc. via e-mail, but we have a fairly good relationship.)
