Do you use the LPA lease? If so do you have the Happy Clause in your lease? This lets them out of the lease by paying extra months rent.

I just signed an Air Force family and gave them a break on the already discounted military rate rent because they are staying for 2 years. I also made some other concessions (thank you Eric from Minnesota!). The only problem with this scenario is it is hard to tell if such tenants are PITAs, like you have. This says a lot for a MTM lease instead. IMO I don't like MTM but some say it works well.

What is the language of your "Happy Clause"?

    The happy clause goes like this:

    Dear tenant,

    I understand that due to ( fill in the blank). You are probably not happy living in my unit. I know we have a lease that goes until ( fill in the blank), but i really want all my tenants to be happy with me and my places

    Therefore, I offer to you the option to give to me notice to move at this time. If you send to me written notice that you will move by the end of next month, I will release you from our lease without penalty provided you pay the rent in the meantime. I am sorry you are not happy with me. I wish you well in your future home ( apartment. Whatever. Fill in the blank"
