We had a mentally unstable tenant leave his trailer behind. His family used to pay his monthly rent. They no longer answer our calls and only provided a PO Box address on their checks. They're 2 months behind not including a bounced check. Please help with any solutions. Much appreciated.

Look up the laws in CA concerning eviction for non-payment...and do it. Do not delay, this isn't going to get better. If you can't or won't do it yourself...hire an attorney that handles evictions. Do not just go about this without being sure you are in compliance with the lstate and local laws.
